The NRAS is the support scheme for low-income candidates to afford the rental space with the minimum prices. The scheme provides an annual incentive for about 10 years. The scheme was implemented to help low to moderate households. And the students immigrating for study and employment.

The Government goals for this scheme were in two directions to help the rentals and to increase the benefit of he owners. The goals include the minimization of rental spaces and boosting the construction of affordable housing. The rentals that are considered the key workers are the main focus of the scheme. The candidates working as nurses, paramedics, childcare workers, and firefighters are majorly benefitted by the scheme.

What is the National Rental Affordability Scheme?

The Government of Australia has implemented the scheme to help the tenants with the increased property taxes. As we know the budget for 2024, includes the increment of property taxes. The direct effect has been faced by the tenants living in the rentals or the commercial spaces.

As a part of the scheme, the investor will receive the funds for building out the property and then renting them for the low-cost rents. The value of the property will be 20 percent less than the market value. The deal is generally issued to large-scale investors and property dealers that have more than 100 deals in a month. The deal will be profitable for both the tenant and the investors.

Who is Eligible for the National Rental Affordability Scheme?

There are certain eligibility requirements to be fulfilled to receive the amount. The basic requirement for the NRAS is discussed in this section.

  • The candidate should be a permanent resident of the country.
  • For immigrants, they should have the basic documents to prove their residential history in the country. The candidates should have a minimum history of 10 years to be eligible to receive the amount.
  • The immigrants should have temporary protection visa XA, visa subclass 789.
  • The household should not own any property in the country or in foreign.
  • The income limit in the bank, cash, or savings should not be above $135,937 for the single and $173,375 for the couples together.

The income level is calculated by the total income of the household and not by the single individuals. The Department of Renting and Housing has advised the tenants to seek assistance from the local authorities for the scheme and apply for it.

Application process of National Rental Affordability Scheme

The candidates can register for the rental scheme through the online application or by printing the PDF of the application and applying offline. the procedure to apply is discussed in this section.

  • The tenants has to register themselves with the National Rental Affordable Scheme application form. The form is available on the official portal.
  • The candidates have to fill out all the details required for the application and attach a scanned copy of the application form.
  • The candidates wanting to apply online should download the application form from the portal and then fill out the details required in the form. The application form with the signed copies of the documents should be sent to the department office for the verification process.
  • The candidates can even mail the application to the officials of NRAS.
  • The tenant who has applied for the scheme can look for the houses in the portal, the details of the houses with rental prices are mentioned on the server.

The NRAS managers will look into the application and compel the verification process. If the candidates have applied for the rental scheme but are unable to get the benefit they can contact the officials on 13QGOV(13 74 68).
